For Sale By Owner?

 
When it comes to the world of FSBO there seems to be two basic schools of thought.  The FSBO proponents say that you are throwing away money by selling your house through the use of a real estate broker.  Reators will say that they will net you more money and sell your house in less than half the time than you will on your own.  There are various associated arguments and variations, but these are the two basic arguments.  So, which one is true...The simple truth is they are both true and they are both false, depending on the circumstances.  The National Association of Realtors claims that the average house sells for 16% more when sold using a real estate broker and sells in less than half the time.  Let's meet in the middle and say that that number should be 8%.  This would still net you 2% more on your investment, and I strongly believe that your home will sell twice as fast when listed with a professional realtor.

If you are fortunate enough to throw a sign up in front of your house, place an add in the paper and find a buyer willing to pay your price, you would be throwing away money by using a realtor.  Likewise, if a realtor employed the same techniques and produced a buyer you would still be throwing away your money.  Realistically, though it's almost never that simple. The world of real estate is a very sophisticated, constantly evolving monster, that  requires continual exposure, dedication, and education to be considered an expert. Unless you, honestly, consider yourself a real estate expert, there are many pitfalls that you could face and possibly expose yourself to unnecessary liability, stress, and diminished return on your investment.   So what is the right choice?
