Bella Vista started out as a planned community and as such offers a number of attractions in order to attract people.  Cooper, Inc. was the developer and did a wonderful job laying out the village and deciding on the amenities and structure of the community.   The idea was to attract the affluent and give them an entire vacation package all in one beautiful area.  The main thrust of this attraction were the golf courses and the lakes, although their are dozens of other attractions that now complement them.
 
 

Today, Bella Vista boasts seven golf courses and eight lakes, as well as many parks and walking trails, tennis and basketball courts, and many other features.  And although they did not have as many amenities back in the beginning, living in a home in Bella Vista still offered a significant concentration of fun activities for seniors.  Clubs were soon established for all those secondary interests that are so much fun; such as card clubs, bridge clubs,  golfing leagues for men or women, home state-based clubs for football, sewing clubs, knitting, swimming, racquetball clubs and on and on.   Bella Vista is not a gated community, but rather an open to all type resort area that caters to those living directly within the Village of Bella Vista and also to those who are guests.  People travel from all over the world to take a break in Bella Vista.  If you drive down our main highway, highway 71, then you cannot help but notice the golf courses that line both sides of the road, and these golf courses clearly announce to all travelers that this is the resort of all resorts. 

Homes for sale in Bella Vista now include a mixture of these older vacation style homes and the newer and more traditional ranch style homes.  The vacation style homes usually are more inexpensive but offer a great value should you choose that option.  Another large part of the various types of homes for sale in Bella Vista are townhouses.  These are another wonderful value for those looking to downsize and put their money into fun instead of square footage.   These townhouses are plentiful in Bella Vista and offer just one more option for those looking.  All are part of our townhouse association and include basic maintenance as part of the package.  No more mowing the lawn or landscaping is just what the doctor ordered for many people. 
 

               
 Buying Real Estate in Bella Vista
 
The only way that you can become a member of Bella Vista is to purchase real estate in Bella Vista.  All homes owners are also members.  All land owners are members as well. As members, they enjoy the full privileges to all the golf courses, all the lakes and all the other amenities. 
And being a member means deep discounts on all your fees, including the golf fees, the cart fees, the boat fees, the swimming fees, the work out fees, the everything fees.  Anything that has a fee in Bella Vista also offers the member a severe discount.  Members here can play a round of golf on a professional resort golf course for nine dollars.  Becoming a property owner in Bella Vista, Arkansas grants you the right to not just one of the country clubs (like in some resort areas, where you must 'buy into' a particular club or get on a waiting list for a particular country club), but to all of them.  You also have access to all the bars, clubhouses, pools, classes, clubs, restaurants, marina's, etc. 

For those not wanting to make the investment of buying a home in Bella Vista at this point, you can always look for a good lot to buy.  Unlike other planned developments that stipulate you build within a certain time frame after buying the lot, Bella Vista has no such requirement.  As matter of fact, many landowners have owned their lot since the 1960's and still love to come down several times a year to enjoy the golf and the lakes.  Just to give you an idea of how Bella Vista stacks up to other areas in terms of cost, consider this:  An average lot in Bella Vista can be purchased for around $7000.   This is a full building lot, complete with water at the street, 1/4 to 1/3 acre, platted and subdivided, and governed by the same building codes that has kept Bella Vista such a clean, livable place for 45 years.  Compare that $7000 to other areas... any areas, rural or otherwise.  Now compare it to Resort Communities.  Now compare that to Country Clubs.  Now compare it to Country Club Resorts that offer 7 golf courses and 8 lakes.  Truth be told, there is no comparison.

Again, you must buy a house or a lot in Bella Vista in order to get the members prices.  Those who own a home in Bella Vista seem to be able to take the most advantage of the resort amenities as they can participate more. 

 Costs of Buying a Home in Bella Vista

Bella Vista is a reasonable place to live, especially when compared to many other resort areas in the United States.  After a bit of research on Google, I found that joining one single country club can be an extremely pricey undertaking, much less joining several.  The first one that I found was $145,000 for a lifetime membership.   There are cheaper ones and there are more expensive options, but never an option that I can find that allows people to join 7 golf courses at once for under $200 per year.   Typical existing homes range from $80 per foot up to $145 per foot, with lakefront and golf front homes going for the most.

Building a home in Bella Vista is a great way to own your own little private resort, tailored to your specific tastes.  Bella Vista is one of the few areas that have as many customized homes as it does speculation standard plan homes.  Either way that you decide to go, however, you will be pleasantly surprised with the cost of building in Bella Vista.  An average home in Bella Vista can now be built for around $100 per foot.  This is a nicely trimmed out home, too.  And although the costs will obviously vary depending on how and what you want built, the overall costs compares quite nicely to other communities, often times ringing in at 1/3 to 1/5 the amount.

There are many types of homes in Bella Vista from which to choose.  Everything about Bella Vista homes boasts of newness; you won't find any homes in Bella Vista that have been built prior to 1960. Now, there are thousands of newer homes in Bella Vista as well and they include all sorts of building styles but the most prevalent one is your modern ranch layout that has either two or three gables on the front and either a two or three car attached garage.  There are strict building codes in Bella Vista so the older homes are all in one area and the rest of the village consists primarily of all new houses.  Building codes also prevent metal outbuildings and other unsightly additions.   Most of the homes for sale in Bella Vista now are in this newer category. 

Because of the terrain in Bella Vista, many homes are built on sloping lots.  Bella Vista is located within the Boston Mountains, which is  part of the Ozark Mountain Range.  Many people choose to build the walk-out basement style home so that they can maximize their living space and take advantage of the lay of the land all at once.

Bella Vista is a huge area geographically, consisting of over 65 square miles of hills, curvy streets, and golf courses.  The three neighboring cities all have a much higher population than Bella Vista but Bella Vista is actually a larger area than all three other towns put together.  The town closest to Bella Vista is Bentonville (about 2 minutes south), which is the headquarters of Wal-Mart

Although originally marketed as a seniors-only retirement community, Bella Vista home dwellers are now a diverse demographic that includes both seniors citizens as well as families.  As a matter of fact, more homes have been sold to younger couples with children recently than have been sold to seniors.  Most of the land that is being sold is also being sold to younger couples.
 
Bella Vista had a population of around 12,000 back in 1999 and now has over 24,000 people.  This is due in large part to wonderful amenities and inexpensive cost of living. 

Everyone who moves to Bella Vista to buy a home does so from some other part of the country.  There are really no natives here since we are such a new development (1965).  This is one of the main reasons behind forming the various state based clubs -- because everyone is usually from another state. 

Bella Vista is part of two different school districts: Bentonville and Gravette.  There is an elementary school here that goes to 4th grade.  Students then travel the 2 miles to our south to attend Bentonville schools or 13 miles to our west to attend Gravette schools.  This is based on where in the village you live.  So, if you are looking at houses for sale in Bella Vista, keep in mind that you need to be aware of the school district line, and have your real estate agent point this out to you so that you can decide which is preferable.  Be careful if your children are already attending Bentonville or Gravette school district as you probably do not want them to have to transfer.
